Job Description / Duties

Reporting to the Board of Directors based overseas, the Asset Manager is responsible for leading a team of eight to oversee the existing leasing, maintenance, and operations of their real estate portfolio. This is a rare opportunity for an Asset Manager to work independently and lead a dedicated team of professionals to oversee a diverse portfolio of residential, commercial, and agricultural properties. The successful candidate will look to maximize cash flow and revenue, as well as work closely with the Board to identify potential future acquisitions and/or exciting opportunities for re-development of the portfolio.

DUTIES + RESPONSIBILITIES

+ Maximize the total return of each asset through the analysis of property efficiencies and identifying opportunities for improved performance.
+ Oversee and coach a team to deliver best-in-class, cost-effective property management of all property assets.
+ Monitor assets including oversight of budgets and detailed review of monthly financial reports.
+ Manage the activities of any third-party service providers to ensure that high-quality services are provided to tenants.
+ Work with leasing agents on marketing and leasing strategies. Providing lease administration support and negotiating lease renewals as required.
+ Undertake regular property site inspections and reviews.
+ Ensure the integrity, accuracy, consistency, and completeness of reporting (including financial statements, capital plans and amortization schedules, tenant recovery schedules, etc.).
+ Explore ways to enhance the value of each property (renovation/asset enhancement) including potential re-development.
+ Assist in assessing and analyzing acquisition and disposal opportunities.
+ Build, enhance and mentor the existing team.

+ Become well-acquainted with the operations and key stakeholders associated with all the portfolio properties.
+ Ensure the leasing and operations of all portfolio assets continues to operate flawlessly while providing high-quality customer service to key stakeholders and tenants.
+ Review current operations, and team structure, and provide ownership with recommendations for improvements where necessary.

Qualifications / Required Skills

SKILLS + EXPERIENCE REQUIRED

+ 8+ years experience in commercial and retail property management or asset management experience with residential, office and retail properties.
+ Solid and practical understanding of investment fundamentals and Canadian real estate market dynamics.
+ Strong understanding of drivers of real estate returns.
+ Good financial and analytical skills and a solid understanding of accounting fundamentals.
+ Experience working with overseas owners is an asset.
+ Proven self-starter with the ability to work independently as well as to lead a small team.
+ Exceptional attention to detail and proven ability to multi-task, think logically and problem-solve effectively.
+ Excellent organizational, communication and negotiation skills.

EDUCATION REQUIRED
+ Undergraduate degree with an emphasis in finance, real estate or related discipline preferred.
