A Tale of the Langleys'
On March 25th, 2014 REIBC held a ½ day event at the Sandman Signature Hotel in Langley B.C. Mayor Ted Schaffer of the City of Langley and Mayor Jack Froese of the Township of Langley as well as Mr. Ramin Seifi, Township of Langley General Manager of Engineering and Community Development and Mr. Gerald Minchuk the Langley City Director of Development Services and Economic Development were our panelists. Brad Currie, Governor of the Fraser Valley District was our M.C. for the event. Those in attendance enjoyed a continental breakfast, a buffet lunch and learned a great deal on the development and growth of the Two Langleys’. We also gave away a door prize. Congratulations Marie Roset-Crawford from BC Hydro who was our winner!
Mayor Ted Schaffer alongside Gerald Minchuk talked on the growth that Langley city has experienced over the years, and of some great awards that were won this past year. The City of Langley received the prestigious Brownie Award, for their brownfield redevelopment strategy. They were also recognized as one of the most business friendly communities in B.C. winning the Open for Business Award. The award recognizes innovative local policies, projects and programs that support small business. They were also awarded the Municipal Excellence Award from NAIOP Commercial Real Estate Development Association (Vancouver Chapter) for excelling in creating an environment that cultivates business creation.
Mayor Jack Froese and Ramin Seifi took time to explain how the Township of Langley has become one of the top 10 micro-cities in the America’s for business friendliness, infrastructure and cost effectiveness for 2013-2014. The Township of Langley’s population and business licenses issued has grown exponentially over the years. In 2004 1,947 business licenses were handed out and in 2013 it jumped to 6,188. NAIOPS regional industrial development cost strategy survey showed the Langley Township as being top 3rd in both cost and timing of development applications.

REIBC Vancouver Chapter Pub Night
Amidst the port trucker strike and the growing fears that the supply of Guinness would be hampered, the members of the REIBC, AIC, and RICS came together on March 13th for a fun, social night at the Lion’s Pub Terminal City Club. We made a pre-emptive strike and kept the Guinness taps open before the potential drought of St. Patrick’s Day weekend.
Members from both the AIC and RICS joined in the festivities. Conversations and laughs were shared by all. The delicious appetizers didn’t last long and acted as fuel for an engaging dialogue. A lot of hand shaking, glass tipping and smiles, it’s refreshing to know that you can leave work behind for a couple of hours and just enjoy the moment with acquaintances, colleagues… friends. ~ Mario Lee, Vancouver Chapter Chair

Cariboo/Northwest/Prince Rupert Chapter Joint REIBC - AIC Pub Night
The Cariboo Chapter of The Real Estate Institute of BC held a joint Pub Night with The North Chapter of the Appraisal Institute of Canada at the Twisted Cork Restaurant on March 12, 2014. The small crowd was buoyed by excellent food and interesting conversation throughout the night.
Discussion was held regarding a change in Regional Governors for the Cariboo Region of The Real Estate Institute. The current governor (John Castle) is moving from the Region and will relinquish his role on June 30, 2014. John Phillips of the Roman Catholic Diocese (Prince George) will take over the second year of the term.
The AIC attendees stressed the challenges facing Residential Appraisers due to the emergence of Appeal Management Companies. It is getting extremely competitive in the Residential market and these appraisers are extremely concerned.
The benefit of combining events between the two Institutes was also discussed. It is felt that combining events will engage members of both Institutes and allow for cost sharing opportunities. The Institutes will continue to communicate and will plan combined events in the future.

ALFRED "ALF" BUTTRESS
1920 - 2014
Alfred Buttress was a member of the Real Estate Institute of BC since 1964. In 2009 he received his 45 year recognition from President Peter Remillong (who you see in the picture). Alf was involved for many years in organized real estate and was proud to be a Past President of the Real Estate Council, Past President of the Real Estate Board of Greater Vancouver and a member of the Institute. Alfred left us at age 93. He is survived by his loving wife Doris, children Susan, Larry and Laura, seven grandchildren and great-grandchildren. He will be fondly remembered by countless other relatives, colleagues, associates and friends. Our thoughts and prayers are with his family at this time.

EILEEN ELIZABETH SMITH
16 February 1944 – 18 March 2014
Eileen Smith worked in the Real Estate Industry for over 40 years, and was founding partner of Sutton Centre Realty and Sutton Group Killarney. She served five years as Director of the Real Estate Board of Greater Vancouver and six as Director of Real Estate Errors and Omissions Insurance Corp. During her eight years as member of the Real Estate Council, Eileen was appointed and served five years on the Real Estate Foundation board of governors, including one term as Chair, and two terms as Vice-Chair. Eileen will be missed by all that knew her. Our thoughts and prayers are with her family at this time.

ULI BC is very excited about a major global real estate conference taking place for the Urban Land Institute (ULI) in April in Vancouver. This is the first time such a conference is hosted outside of the United States.
ULI's Spring 2014 Meeting is taking place at the Vancouver Convention Centre West from April 9-11. The Conference has over 3000 registrants that include top industry leaders in the real estate industry including planners, developers, architects, investors, public officials, lenders, and lawyers. These ULI Meetings are the ONLY industry events that bring together players from every part of the real estate industry. ULI provide new insights into what's next for real estate development and urban planning.

BOARD REPORT
The Board met through conference call in February, and we had a full agenda. We had some administrative things to tend to, mainly relating to policy. We did start a discussion on the prevalence of the RI designation in legislation. As members, you know the respect that the RI designation receives in industry is an important aspect of membership, and we want to make sure that it is specifically referenced wherever possible. We had commissioned a report to determine how often the RI designation is referenced in Provincial legislation, and the findings were in. Now we want to move forward to ensure that the RI is accepted as a professional real estate designation in other legislations, as well as in regulations and policies. Stay tuned for more information on that, as well as opportunities to participate. We discussed the upcoming elections for Board and Chapter positions, reminding each other to nominate the best and brightest from our membership for these illustrious positions. We approved the elections packages, and were informed of the positions that would be coming available. Packages will be coming out shortly, so keep an eye out, and put yourself or a colleague forward to a leadership position within the Institute. As it was timely, we also refreshed ourselves on Part 7 - Governors of the bylaws. We do a review of certain Bylaws at each meeting to ensure we are all clear on the interpretation of the Bylaws and how they are used.
