In an era marked by profound transformations, the Real Estate Institute of British Columbia (REIBC) cordially invites you to this important conversation, back by popular demand, we once again lend our ears and attention to Three Brokers & an Assessor. 

Over the past three years, our esteemed gatherings in 2020, 2021, and 2022 featured industry brokers who provided valuable insights into the dynamics of retail leasing, office, and industrial sectors, and anchored by the insights of one appraiser. This year, we gather once more, not merely to revisit the past, but to illuminate the current state of affairs and envisage the future.

Raman has a B.Sc. in Industrial Engineering and a Diploma in Business Administration. As such, his approach to the marketing and disposition of land, retail investment & leasing combines in-depth product knowledge, rigorous financial analysis, close tracking of mortgage markets, firm negotiation skills and an extensive network.  

In the last 14 years, Raman has assisted numerous retailers, investors, and developers in the areas of financial and investment analysis, market analysis, and user decision analysis with focus on the application of decision-making skills such as comparative lease analysis, lease vs. purchase analysis, lease buy out analysis, and sale-lease back analysis. 

In addition to earning his Certified Commercial Investment Member (CCIM) designation, Raman is very well-connected professionally. He is the Past President of CCIM Western Canada, and is also a member of the International Council of Shopping Centres (ICSC), and the Canadian Federation of Independent Businesses. 

Raman and his wife live with their two sons on the North Shore. They also own and operate an independent retail pharmacy and medical clinic and are very active members of both the North Shore and Iranian communities.

Perry specializes in occupier representation working with tenant groups, owner users and investors predominantly in commercial properties. His primary focus is to provide valuable market intelligence for his clients making evidence based decisions for any changes required in their businesses.

In addition to many years as an owner and broker of commercial real estate, he also has over 11 years as an owner and co-managing partner of a leading commercial interiors supply firm. This provided him with a comprehensive understanding of the challenges companies are facing as they grow or contract and the value of workplace strategies required to attract and keep high value talent. His experience building a successful business along with his expertise in real estate provides his clients with a solid base to relate with challenges they are facing daily with their business.

In addition to managing his company and representing his real estate clients, Perry has served on volunteer boards that build and enrich the business community as well as the community where he lives, raising funds for non-profit organizations, membership drives, run and execute local community special events as well as coach youth baseball for 11 years. Perry believes the best way to make our city great is to simply start by giving back where you live and where you work.

He has over 25 years of experience in real estate investment and property management. Klein Group Royal LePage Commercial was recognized as the top commercial real estate brokerage in 2021 for Royal LePage Canada out of 18,000 agents and is consistently recognized in the top 100 national brokerages for the brand. Eugen has successfully completed over $2.5B in sales and leasing since 2015.

In addition to his real estate practice, Eugen serves on a number of private for-profit, not-for-profit and statutory government boards. He has served on each level of organized real estate: regional, provincial and national. Serving as President of the Real Estate Board of Greater Vancouver (REBGV) in 2012/2013, he acted as Chair of the Board and media spokesperson for over 11,800 REALTORS®. Eugen serves as director for the Arts Club Theatre, Arts Club Foundation and is currently the Chair of the Land Title Survey Authority of British Columbia. In addition to his professional designations, including RI and CCIM, he also holds the ICD.D designation from the Institute of Corporate Directors. Eugen was recognized with the "Top 40 Under 40" award by Business in Vancouver in 2013. He was the recipient of the Bentall Kennedy Literary Award in 2011.

This is Joanna’s second year as an REIBC Board Governor and she has been an RI designated member since 2013. She holds a Bachelor of Commerce and Post Graduate Certificate in Real Property Valuation, both from the University of British Columbia.

Joanna’s real estate career began in 2008 during university, when she worked part-time for a local real estate company, assisting with feasibility consulting for development sites. After graduating, Joanna worked in residential lending but began to miss the analysis and valuation aspects of commercial real estate work. In 2010, Joanna started working at BC Assessment, where she has held various positions and worked with a range of real estate portfolios since. In her current role as an assessment appeals case manager, she works closely with the Property Assessment Appeal Board, the tax agent community and BCA appraisers to determine appeal management practices that minimize cost and risk exposure and promote the timely resolution of commercial appeals.
