Job Description / Duties

Our client is a Vancouver based property development firm with strong ties to Asia. Established, and well-funded, their portfolio consists of commercial and residential assets primarily located in the downtown core. They continue to look for attractive opportunities that fit into their asset profile moving forward. Due to the increase in size of the portfolio they would like to move the operations and property management function in house. They currently have a need for an OPERATIONS & PROPERTY MANAGER.

The successful candidate will be resourceful and able to operate and manage a number of different properties simultaneously. You have a history of building relationships with suppliers, tenants, and management. Energetic and a self-starter you will have a positive attitude, great energy and enthusiasm for what you do.

Your duties will include:

Operations

• On site primary responsibility for all property operations including relations with tenants, customers, contractors and the general public.
• On site responsibility for the physical plants on the property.
• Management of all on site staff, including building operations staff, security and related third parties.

Leasing

• Work with all members of the property team to source, foster and contract with tenants.
• Act as local “eyes and ears” of the firm for market information, trends and relationships.

Accounting

• Rent collection and related paperwork.
• Monitor tenant’s business activities including sales and store hours.
• Periodic internal reporting.
• Liaise with the firm’s other team members.
• Organize and coordinate capital and property expenditures.
• Organize and oversee tenant move-ins and move-outs, including some landlord’s work, tenant fixturing and payment of tenant allowances.

Budgets

• Prepare the annual and capital budget in conjunction with other team members.
• Obtain all necessary quotes, make recommendations and follow through with the approved expenditures.

Qualifications / Required Skills

The successful candidate will have:

• Minimum of 10 years’ experience managing commercial real estate.
• Working knowledge of MS Office.
• Must have a BC Rental Property Management License.
• Excellent communication skills, both oral and written.
• Exceptional client relation skills.
• Excellent organizational skills with the ability to prioritize.
