Job Description / Duties
Bring your leadership skills and your property management expertise to this Operations Manager position on Granville Island in Vancouver, BC.
As a member of the Granville Island management team, you will play an active role in ensuring Granville Island's success through the effective management of the Island's physical assets and security. You will be responsible for the ongoing, day-to-day and preventative maintenance and repair of buildings and infrastructure by leading a team of operations, maintenance and janitorial staff. You will also be responsible for managing the cleanliness, parking, traffic, security and moorage control, and the cost effective use of maintenance and service contracts.
How You Will Be Contributing
Planning, co-ordinating and project managing capital projects on Granville Island by providing direction to contracted professionals, and approving architectural and engineering plans and specifications.
Maintaining a positive working relationship with a variety of merchants and other vendors by establishing and co-ordinating operating committees, general meetings and a day-to-day presence.
Directing the management of the full range of property services, i.e. building infrastructure, base building and base building systems, construction and/or remodeling of facilities, and making appropriate recommendations to the General Manager.
Estimating short and longer-term facility plans and related budgets, forecasting utilization, and controlling, administering, and accounting for expenditure of funds.
Providing input to key planning exercises and developing cost-benefit analyses and submissions for a variety of projects.
Overseeing parking management and security requirements and operations
Leading and overseeing the activities of project teams and working groups, establishing work plans, priorities, milestones and schedules, and determining assignments, resources and skill requirements.
Monitoring work performance against deliverables, and reprioritizing activities to meet new or unanticipated priorities.
Engaging and directing the work of external consultants to provide specific expertise on various maintenance, operational or service related issues.
Managing staff in a unionized environment and coaching direct reports.
Qualifications / Required Skills
What We Are Looking For
A commitment to demonstrating CMHC values.
Bachelor’s degree in Engineering, Architecture, Management or related discipline and a minimum of 5 years in positions of incremental responsibility including experience in project management and managing out sourced service contracts, or an equivalent combination of education and related experience.
5 years of supervisory experience and demonstrated experience leading a team.
Experience in project planning, scheduling and cost control.
Demonstrated experience in property management and/or facilities management.
Supervisory experience in a unionized environment is an asset.
Experience with public procurement practices an asset.
Experience managing parking and security is an asset.
Project Management Professional (PMP) designation an asset.
Ability to read and critique architectural and engineering drawings.
Ability to lead, coach and motivate a team.
Demonstrated ability to build partnerships and alliances with peers, business partners and staff.
Excellent organization skills and the ability to manage numerous projects concurrently.
Demonstrated problem-solving and decision-making capabilities.
Demonstrated ability to resolve conflict and to lead problem solving in an inclusive, positive manner.
Excellent written and oral communication and presentation skills, including the ability to negotiate effectively.
Strong computer skills in programs such as Microsoft Office – Excel, Word.
