Job Description / Duties

PURPOSE AND ACCOUNTABILITY
Reporting to the Senior Director of Mortgage and Real Estate Investments, the incumbent will be responsible for developing, analyzing, negotiating and underwriting commercial mortgage investment opportunities in Western Canada and the USA.

KEY ACTIVITIES
1. Underwriting & Analyzing:
• analyze mortgage opportunities using real estate valuation skills
• review credit quality of borrowers and tenants
• perform discounted cash flow analysis on commercial properties using ARGUS software
• populate Excel underwriting spreadsheet with supporting data and make recommendations
• perform due diligence on mortgage loans such as reviewing professional reports (appraisals, environmental, building condition)
• perform property condition inspections in all of our markets: British Columbia, Alberta, Saskatchewan and western states of the USA
• assist the administrative team with funding as needed

2. Negotiating:
• negotiate terms of mortgage loans with borrowers and mortgage brokers with the goal of minimizing the risk and maximizing the return of the commercial mortgage loan portfolio

3. Developing:
• maintain beneficial relationships with iA Financial Group’s existing clients
• build relationships in the commercial real estate sector that can lead to new business opportunities
• market and promote iA Financial Group at real estate functions and events

4. Other:
• assist the Senior Director in analyzing new real estate acquisition opportunities
• assist the Asset Manager with the real estate portfolio (market analysis, appraisal review)

Qualifications / Required Skills

Qualifications
Education:
• business degree with a focus on finance or urban land economics
• completion of or working towards the AACI or RI(BC) designations
Experience:
• at least 5 years of experience in the commercial real estate financing industry
• knowledge of Western Canadian markets and, ideally, the USA market
Skills:
• high level written and verbal communication skills – ability to communicate effectively with individuals at all levels of various organizations
• excellent problem-solving skills
• highly organized with the ability to manage multiple tasks with tight deadlines
• ability to proactively and autonomously complete projects – the ability to work accurately and efficiently with minimal supervision
• detail oriented
• highly proficient in windows-based software applications, including Word and Excel
• experience in using ARGUS software for discounted cash flow analysis
Other:
• possession of or the ability to obtain a passport with no restrictions to travel to the US
• ability to travel to all of our markets for multi-day visits
