JOB DESCRIPTION
Duties:
• Reporting to the Senior Manager, Real Estate Services, the Manager, Leasing Services manages a team of Real Estate professionals to provide real estate consultation, negotiation, and management services in respect to property leasing.
• Exercises control over the selection and application of appropriate procedures within Properties and undertakes senior level property service functions within the unit in a fashion that optimizes the financial return to BC Hydro and protects BC Hydro's present and future needs and interests.
• Develops and interprets policies, and applicable specialty area principles, standards and related requirements.
• Measures unit effectiveness and performance and intervenes where necessary to ensure a high order of efficiency is maintained.
• Develops, recommends and implements strategies, standards and procedures within assigned responsibility area.
• Prepares business cases and financial analysis for the acquisition of new leased space to meet changing client demands.
• Prepares impact analysis supporting recommendations for major change. Maintains a high order of currency with anticipated legislative changes and developments in Real Estate.
• Accountable for leasing property where BC Hydro is landlord, maximizing revenue and minimizing risk to BC Hydro.
• Accountable for leasing property where BC Hydro is a tenant: minimizing costs while meeting client needs.
• Accountable for BC Hydro’s telecommunications portfolio as it pertains to properties / land tenures.
• Provides leasing consulting advice to internal business groups.
• Develops strategies, policies, determines negotiation tactics and provides creative problem solving related to land tenures.
• Holds responsibility for developing, managing and controlling departmental leasing budget and costs.
• Participates in the management plan for the department.
Qualifications / Required Skills
Qualifications:
• A bachelor level degree or equivalent in Urban Land Economics, Commerce, Urban Planning or Real Estate Economics.
• Additional assets would include, but are not limited to, the following professional designations: AACI, RI(BC) and SR/WA or MBA.
• A minimum of 8 years experience in progressively more responsible real estate related positions with an excellent demonstrated working knowledge of real estate processes.
• Strong management skills with 5 years' experience managing employees in a unionized environment.
• Demonstrated leadership skills, customer service orientation and computer literacy to manage real estate/property interests.
• Well developed presentation, written communication and interpersonal skills.
• Must have demonstrated negotiation, conflict resolution, project management, analytical and problem solving skills.
• Knowledge, Skills and Abilities required: Property management, real estate leasing management, project management, real estate valuation, financial analysis, contract law, legal survey fundamentals, negotiation and conflict resolution techniques and methods, business and report writing.
Additional Information
ADDITIONAL INFORMATION
• Standard BC Hydro office environment with some field trips to perform required work. Work and project assignments may include overnight travel from time to time, attendance at meetings and provision of on-site property service and project work.
• This is a Properties Manager 1 role
