Job Description / Duties

The Manager, Facilities is responsible for the maintenance, repair and management of all buildings, properties and grounds owned, leased or managed by Seaspan ULC in British Columbia. This position will plan, organize, direct and control the facilities management functions, including but not limited to, general construction, alterations, operations, maintenance, and preparation and planning for natural disasters and fire prevention/protection.

The Manager, Facilities reports to the Director, Property, Facilities and Security.

Duties/Accountabilities
- Ensures the preservation and good working condition of all Seaspan infrastructure;
- Ensures all facilities are safe and well-functioning;
- Coordinates and oversees regular inspections and on-going maintenance;
- Selects and oversees contract repair work, maintaining accurate and detailed records of inspections and maintenance
- Prepares and monitors the annual facilities operating and capex budgets;
- Schedules and oversees the maintenance and operations of building systems including:
Mechanical, Electrical, Plumbing, Security, Elevator, and others.
- Supervises and manages the Facilities Maintenance team.
- Creates standardized protocol for daily/weekly/month/quarterly/annual rounds, meter readings, and other predictive/preventive maintenance requirements;
- Establishes and maintains relationships within all departments with communication and understanding of needs and expectations;
- Manages monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, Fire Alarm and other building systems. Prepares reports of recommended corrective action;
- Negotiates prices with external contractors, selects and oversees work carried out by contractors to ensure equipment is repaired in a timely and cost efficient manner;
- Reviews utilities consumption and strive to minimize costs;
- Control activities like parking space allocation, waste disposal etc.
- Allocate office space according to needs;
- Plan and coordinate office moves with business unit representatives;
- Performs other duties as required.

Qualifications / Required Skills

Education and Experience
- Bachelor of Science or Technical degree in Construction Operations, Property Management and/or a trade certification is an asset.
- High School diploma required.
- A minimum of 10 years in a Facilities Management role is required, ideally in a heavy industry environment.
- A minimum of 5 years’ experience in a management or supervisory role is also required.
- A well-rounded background in construction and/or property management is essential to be successful in this role.

Skills, Knowledge and Required Competencies
- Knowledge of construction planning, mechanical or electrical systems necessary, building controls, fire systems, and security systems.
- Knowledge of building automation systems.
- Strong relationship skills including the ability to deal tactfully with customers and respond to customer requests efficiently
- Technically proficient in planning and scheduling, and exhibit excellent organizational skills.
- Strong communication skills, the ability to lead coordination meetings and actively facilitate progress in order to achieve scheduled goals.
- Ability to work cooperatively with internal administration groups, and effectively contend with customers and contractors to reach mutually acceptable terms and conditions.
- Proficiency with MS Excel, MS Word, MS Project. Knowledge of AutoCAD is a plus.
- Excellent communication skills, both verbal and written
- Good negotiating skills
- Analytical, problem solving and creative skills to identify repair solutions for unique situations.
