The Opportunity

The Property Manager will oversee all real estate assets in the growing portfolio. The portfolio is diverse in the asset category, including residential, commercial, and industrial real estate assets, as well as geographically, with properties in British Columbia and the USA.

In BC, properties are in Vancouver, North Vancouver, New Westminster, Surrey, Whistler, Squamish, and Pemberton. In the US, properties are in Washington, Montana, and California.

Properties include single-family homes, condos, duplexes, and penthouses. Additionally, Garibaldi Group owns and operates industrial commercial units, parking lots, self-storage facilities, and multiple vacation properties.

Position Summary

To support the rapid growth of Garibaldi Group’s real estate portfolio, we are searching for a passionate, experienced, and professional individual for the position of Property Manager. In this newly created role, the property manager will oversee Garibaldi Groups’ diverse portfolio of buildings.

The Property Manager will be passionate about property management and possess business acumen. They will be a transparent team member and an excellent communicator. The Property Manager will ensure that all properties operate efficiently and effectively and will provide a high quality of service delivery to all clients.

Key Responsibilities

- Provide the full spectrum of property management services, including planning, organizing, implementing, and controlling all aspects of the operation of the property portfolio.
- Maintain current and in-depth knowledge of each property within the assigned portfolio and ensure all buildings comply with relevant legislation.
- Conduct market evaluation, negotiate, and administer all leases to meet all requirements and mutual obligations.
- Screen, onboard, and maintain productive relations with tenants while providing high-quality customer service, including thorough proactive communication and responsiveness.
- Oversee building maintenance, including all building systems, outdoor spaces, and property upgrades.
- Engage with and manage contractors and trades to ensure properties are high functioning for tenants and to safeguard the real estate assets.
- Create, manage, and balance annual budgets, accounting for unexpected expenses, repairs, maintenance, and upgrades.
- Propose, tender, negotiate and manage capital projects including building improvements.
- Visit and inspect buildings to ensure compliance with local regulatory codes.
- Ensure appropriate insurances are in place and that legal obligations for managing properties are complied with.
- Collaborate with team members in a transparent and inclusive manner and report regularly on planned and ongoing activities.
- Perform administrative functions such as tenant correspondence, building notices and updating key building information such as insurance, resident, and tenant information.
- Respond to after-hours requests as required and perform other duties as needed.

Qualifications / Required Skills

- A Licensed Property Manager certification through an accredited body, combined with 10 years’ experience managing properties in multi-site portfolios and varied real estate categories.
- A bachelor’s degree in Real Estate Management, Business, or a related discipline is a strong asset.
- A valid Strata Management license or the willingness to obtain one.
- Strong background in facilities management, building systems, preventative maintenance, and capital planning.
- Working knowledge of Property Management Procedures under the Real Estate Services Act, as well as the Residential Tenancy Act and Strata Property Act.
- A genuine passion for property management combined with a strong work ethic.
- A professional demeanor with the ability to take ownership and lead within their assigned portfolio.
- Proactive, future-focused, driven to grow, and with a work-hard, play-hard attitude.
- Business savvy, strong financial management skills, and ability to keep abreast of changes to the market that may impact the properties.
- Excellent organizational skills, flexibility, with the ability to work in a complex and dynamic environment.
- Strong negotiation and contract administration skills with high attention to detail.
- Excellent written and verbal communication skills accompanied by advanced relationship management and client service skills.
- The ability to travel within the Vancouver Lower Mainland and locations in BC and the US.
- Willingness and ability to respond to after-hour emergencies when required.

- Annual base salary between $100K to $120K depending on experience.
- 20% annual incentive bonus based on individual and company performance.
- A comprehensive extended health insurance.
- Vehicle allowance of $200 per month.
