Where are we now? IC&I Market Update with 3 Brokers and an Assessor

In November 2019, the REIBC welcomed three industry brokers who provided a snapshot as to where the retail leasing, office and industrial markets were and what to expect moving forward. In addition to the broker input, BC Assessment also provided an overview of the impacts on assessed values for the 2020 Assessment Year while outlining key sales activity in the retail, office, industrial and multi-family markets.
Needless to say, we are in a very different environment today. Please join us for a follow-up session as the experts dive into where we are now, and how Covid has changed the landscape for IC&I properties.

Raman Bayanzadeh
Raman has a B.Sc. in Industrial Engineering and a Diploma in Business Administration. As such, his approach to the marketing and disposition of land, retail investment & leasing combines in-depth product knowledge, rigorous financial analysis, close tracking of mortgage markets, firm negotiation skills and an extensive network.
In the last 13 years, Raman has assisted numerous retailers, investors, and developers in the areas of financial and investment analysis, market analysis, and user decision analysis with focus on the application of decision-making skills such as comparative lease analysis, lease vs. purchase analysis, lease buy out analysis, and sale-lease back analysis.
In addition to earning his Certified Commercial Investment Member (CCIM) designation, Raman is very well-connected professionally. He currently serves as 2020 President for CCIM Western Canada, and is also a member of the International Council of Shopping Centres (ICSC), and the Canadian Federation of Independent Businesses.
Raman and his wife live with their two sons on the North Shore. They also own and operate an independent retail pharmacy and medical clinic and are very active members of both the North Shore and Iranian communities.
Perry Gorgounis
Perry specializes in occupier representation working with tenant groups, owner users and investors predominantly in commercial properties. His primary focus is to provide valuable market intelligence for his clients making evidence based decisions for any changes required in their businesses.
In addition to many years as an owner and broker of commercial real estate, he also has over 11 years as an owner and co-managing partner of a leading commercial interiors supply firm. This provided him with a comprehensive understanding of the challenges companies are facing as they grow or contract and the value of workplace strategies required to attract and keep high value talent. His experience building a successful business along with his expertise in real estate provides his clients with a solid base to relate with challenges they are facing daily with their business.
In addition to managing his company and representing his real estate clients, Perry has served on volunteer boards that build and enrich the business community as well as the community where he lives, raising funds for non-profit organizations, membership drives, run and execute local community special events as well as coach youth baseball for 11 years. Perry believes the best way to make our city great is to simply start by giving back where you live and where you work.
Eugen Klein
Eugen Klein is Principal of Klein Group, Royal LePage Commercial, and recognized nationally as one of the top 10 brokerage teams in Canada by Royal LePage Commercial out of 18,000 agents coast to coast. The firm specializes in commercial, project marketing and residential real estate brokerage services.
Eugen has over 24 years of experience in real estate investment and property management. In addition to his real estate practice, Eugen serves on a number of for-profit and not-for-profit boards, including the Arts Club Theatre, the Arts Club Foundation and the Land Title Survey Authority of BC. He has served on all levels of organized real estate including President of the Real Estate Board of Greater Vancouver in 2012.
Eugen holds the ICD.D designation from the Institute of Corporate Directors. He was recognized with the “Top 40 Under 40” award by Business in Vancouver in 2013 and was the recipient of the Bentall Kennedy Literary Award in 2010. Eugen graduated from UBC with a Bachelor of Commerce in Urban Land Economics.
Keith MacLean-Talbot
Keith MacLean-Talbot has been with BC Assessment for over 10 years and is the current President-Elect of the Real Estate Institute of BC’s Board of Governors. He is a Senior Appraiser with experience in leadership, IC&I and residential appraisal, appeal negotiations, training and development, change management and media communications. He currently leads a team of appraisers who value over $52 billion worth of industrial properties throughout the Lower Mainland. He has been accepted as an expert witness before the Property Assessment Appeal Board and the Squamish Nation Assessment Review Board. Before venturing into the real estate industry, Keith started his career as a human resources manager in Tofino. His leadership experiences in the fast-paced tourism industry helped shape his strong communication and relationship building skills. He holds a BBA from Bishop’s University and a Post Graduate Certificate in Valuation (PGCV) from UBC. He is currently in his fifth year sitting on the Board of Governors of REIBC and will take over the position of President starting July 1, 2021.
