Job Description / Duties

PURPOSE OF POSITION:
The Representative, Right of Way is accountable for supporting the CP Real Estate’s marketing, sales and leasing Revenue Plans by proactively identifying company lands that are not required for railway operating purposes and that have revenue potential through sale or lease by working with internal groups to obtain approvals for declaring properties surplus. This position will manage issues relating to private road crossings, encroachments or unauthorized use of company properties to protect title interests and to mitigate liability exposure. All activities must be consistent with CP operating principles, values and strategies, and support the achievement of improved service, safety, productivity, people and growth.

POSITION ACCOUNTABILITIES:
• Proactively identify lands for potential sale or lease in order to meet corporate real estate revenue targets.
• Process surplus land/lease declaration forms to secure all necessary internal approvals to allow for the sale or lease of land.
• Undertake land management activities including oversight of abandoned rights of way to minimize property damage and dangerous hazards, identification of unauthorized encroachments, crossings and trespass and arranging removal in order to reduce corporate liability exposure.
• Address adjoining land rezoning/development notices to minimize impact to the railway.
• Coordinate land acquisitions as needed for railway operating purposes with Operations and Engineering. This includes site review, arranging title search and progressing transaction with Real Estate marketing staff.
• Oversee Private Road Crossing agreements including processing new crossing applications, addressing agreement issues with existing crossings and ensuring crossing removal for surrenders/terminations. Proactively assist in closure of private crossings which may adversely impact rail fluidity.
• Monitor existing lease portfolio with respect to area and use compliance.
• Manage surplus buildings by providing for roof replacement, routine maintenance and utility repairs

Qualifications / Required Skills

POSITION REQUIREMENTS:
• College Diploma in Engineering Technology or comparable work experience
• 2-5 years’ experience in real estate related field
• Right of way, valuation or land economics course such as International Right of Way (IRWA) designation
• Good working knowledge of AutoCad
• Good working knowledge of Google Earth applications
• Good working knowledge of Microsoft Office
• Knowledge of environmental and land use policies
• Strong interpersonal skills
• Strong facilitation skills
• Strong written and oral communication skills
• Good organizational skills
