Finalist for the RI Medal of Excellence in Ingenuity
Rudy Nielsen, RI
Rudy Nielsen has long been referred to as one of British Columbia's foremost experts in recreational land valuation and development. Starting as a licensed realtor in 1964, he built on his real estate acumen by successfully achieving his diploma in Urban Land Economics in Appraising from the University of British Columbia. This knowledge led to his transition from a realtor to President of one of the largest real estate firms in Northern British Columbia, along the way earning his RI and FRI.
In 1972, Rudy founded the NIHO Land and Cattle Company, becoming one of the largest private owners of recreational land in the province of BC. Rudy has a unique and highly successful method of determining the highest and best use of a property, the ability to develop the property to fulfill that vision and create a market strategy to showcase the property to the ideal target market.
In 1996 Rudy founded and is a partner in LandQuest Realty Corp., a unique real estate company specializing in marketing rural, recreational, and investment real estate for sale throughout British Columbia.
Over the past 50+ years, Rudy has also been a fee appraiser for numerous companies. He has appraised ranches, farms, islands, and both commercial and industrial properties, and in 1990 he valued the 500,000- acre Douglas Lake Ranch.
Recognizing an unmet need for fast and accurate electronic real estate appraisals in the form of an automated valuation model (AVM), Rudy founded Landcor Data Corporation in 2000. Many years were invested in programming and designing an in-house, state-of-the-art system to offer fast and up-to-date real estate analysis and valuation of properties. An achievement accomplished where others saw barriers.
Today Landcor is recognized as one of the most accurate AVM models in Canada. The company's sophisticated system is a user-friendly analytic program that allows a wide range of users such as financial institutions, mortgage lenders, appraisers, and realtors to access and analyze past and present real estate data to make informed real estate, lending, and risk-averse decisions.
Apart from individual property valuation reports, clients come to Landcor for customized, in-depth custom reporting solutions – building off its comprehensive database of information on over 2.1 million properties in BC.
To date, BC residential values, valuated by Landcor in the past 22 years, are over 56 trillion dollars!
